Unfortunately Wealth Creation or Wealth Building is not a subject you take at High School, College or University for that matter, otherwise we all would have and you would not be reading this website. If you ask 100 people on About Usthe street if they would like to be Wealthier nearly 100 would say yes, and if you asked those same 100 people if they wanted to save Tax then nearly all of them would say yes, ask them all again if they wanted to pay their mortgage off quicker than again almost all of them would say yes. So if everybody wants to save tax, reduce their mortgages and become wealthier why don’t we. The simple answer is it is easier to do nothing and that is why 90% of the Australian Population will retire below the poverty line.

There are a few ways to create wealth and if viewed as a short term proposition all of these have a risk, but over a long period of time if managed and structured well the risk is almost non-existent. Therefore at Knox Henderson we do not look for the short term get rich quick solution, if you are after a get rich quick scheme we re not for you.

However most of clients end up choosing to go down the Property route, they do this for 3 reasons mainly. Firstly because their superannuation is generally tied up in the share market via managed funds or direct shares with an exposure to the share market of close to 100%. Secondly they can get far better leverage out of property compared to shares so they have a better chance of reaching their retirement goals. Lastly they have also had great results so far with property usually with their own home so they feel very comfortable with property.

There are however a number of traps with property that some people fall into and that usually starts with thinking the local Real Estate Agent is an expert with Investment Property, they are experts on your next new home to live in. But an Investment Property is an extremely different proposition and has totally different Criteria to somewhere you want to live. A real Estate agent has a 3 stage plan for an investment property, firstly get the listing, secondly advertise, thirdly you walk in so it must be a perfect property for you as an investment.

The things that we look at far different and may not even be thought about by a real estate agent, we look at valuations, the type of valuation, the financier, the structure of the loan, the tax deductions you receive on the building, the tax deductions of the fittings and fixtures, maintenance, Rentability, future capital growth prospects, area infrastructure, body corporate, all outgoings, rental demand, rental vacancy, renters ability to pay rent consistently, building warranties and most importantly what your weekly contribution will be ensuring it is as low as possible plus a myriad of other details.
